Better value if dividend more than 4.5%
$LION-PHILLIP S-REIT(CLR.SG$ at price about $1.1+ the dividend is about 4% and minus off your 0.5% management fees and expenses. so the leftover is 3.5%. what do you think? has value?

the current sgd 10 year bond yield is around 1.5%.
So you are still getting around 2% higher in yield.
if you have a long enough time horizon, it should be at a decent price.
