Dilutive Acquisition
$YUEXIU REIT(00405.HK$ dilutive acquisition. based on the numbers provided in the annoucement, the entry yield for this acquisition is around 3-3.5%, but the rights issue at 3.20 represents around 7.7% based on 1H21 DPU. PRC onshore borrowing cost won’t be cheap; 5 year LPR is 4.65%. No doubt this asset is great, but the whole acquisition is extremely value destroying. only the sponsor benefitted from the announced 1.3bil gain. please dyodd.
