As of feb 23rd, 2022 they own 109 Properties, 7.7 million rentable sq.ft. In 19states. They are technically an REIT that happens to operate strictly in the Cannabis industry. They purchase real estate and industrial buildings (land and equipment) in states with a strong regulatory framework already in place then lease out these facilities to experienced operators within that region.      
They lease the land and equipment which the growers and or dispensaries operate. Thus allowing the operators to concentrate on expanding their businesses and production without tying up the capital required to purchase the land themselves.
They are the landlords of weed, to put it simply.
Plus, being an REIT they are required to provide a dividend of 90% of taxable income to investors. IIPR has locked in leases with 109 properties in total. they have Acquired a staggering 30 new properties since October 1, 2021 meaning a steady stream of income for the foreseeable future. As Cannabis becomes evermore legal in the states, so does their potential market for the real estate needed to manufacture and produce numbers that meet the growing demand. Their financials are a thing of beauty💚. 18 people work at the company lol it founded in 2016. Very smart, unique business model with no chance of slowing down in the next 10-15 years. Locked in profits from long term leases and locked in dividends. By far the best Company operating within that niche Cannabis/real estate growth sector.

“Portfolio Investments Totaling $714 Mil. Drive FY 2021 Growth of 75% in Total Revenues. 75% in Net Income and 78% in AFFO and a 28% increase in dividends” the only reason the stock has gone down recently is because of the issuance of Senior notes a few months back. Now we know it was to acquire the staggering amount of 30 NEW, now leased, properties.

15% debt to total gross assets, $2.2Bil in total gross assets, representing a total annual fixed cash interest obligation of $17.8 million, with NO DEBT MATURING in 2022 or 2023! This investment has been a no brainer since it’s inception. I have been accumulating shares since 2016. Anyone who does adequate due diligence, sees the value and necessity, as well as the exciting room for continuated growth and ever rising dividends. 💪💪💪
