I am struggling with the timing of purchasing my own home.
Given the current situation in japan, where housing prices (especially condominiums) are soaring, and with the potential for the Bank of Japan to adjust its easing policy, I am concerned about the risks of price declines and rising mortgage interest rates.
Although Japanese stocks are rising, it seems that both are mainly due to the Bank of Japan's continued easing policy and the depreciation of the yen, which feels disconnected from the actual economy.
I expect that the easing policy will be revised and interest rates will rise within the next few years, leading to a stronger yen and the withdrawal of overseas money. This may result in a significant decline in both Japanese stocks and residential prices.
If I were to purchase a residence and take out a mortgage, I would consider waiting a bit longer (I can wait for about another 10 years based on my age). It might be better to buy when residential prices have significantly dropped. However, since there is no guarantee that residential prices will decrease, I also think it might be better to buy while mortgage interest rates are still relatively low, causing some dilemma.
