I’ve sold my REITs
Dear friends,
For transparency sake, I would like to share that I’ve sold all my REITs position. I had initially wanted to hold the REITs for long but the large property holdings of MLT and MPACT in China is a real drag on the two REITs. And I feel it will take at least several years before the property situation in China recovers. MIT is the only one that gives me confidence but I’ve sold it as well because I believe the poor results of MPACT and MLT will sour sentiments and drag the price of MIT down as well. If MIT falls back to 2.2x region, I will start accumulating again.

dydxequalszero OP 105289826 : I bought from April through August. My average price from MPACT is 1.23, MLT is 1.31 and MIT is 2.19.

summer66 : thought they set up a task force recently to take the local stock market to the next level? really, market was doing great or better before this move.
But if their intention was the next level 'down', they definitely did a great job.
dydxequalszero OP summer66 : Hi, the price of the REITS fall because of their falling DPU. As long as MLT and MPACT are not able to address the issue of their poor performing China properties, the share price will be lacklustre.

dydxequalszero OP LIMKK : You have a point. But I feel if the trend is downwards, why not sell first and buy back at a lower cost later?
路人辛酉 summer66 : Singapore market is well known for dividend investing thus capital appreciation is unlikely to happen, unless we can bring in more tech companies to be listed in SGX.
