$Mapletree Log Tr(M44U.SG)$ I have invested in reits for more than 10yrs. Reits are most sensitive to interest rate. So if you buy now, you need to be prepare to face share price dropping. Or you can wait for interest rate to start dropping. Either way there is no doubt MLT can go back to $2. Its just a matter of when. While waiting, we can still collect dividend which is more than 7% at this price.

  • R and R OP trade-buddy : When interest rate is low, it will be difficult to find any investment that gives a stable and good return. Even getting a 3% return is very hard. Thats when reits will shine. People willingly to buy reits that give only 4% return. You can do your maths and see how much MLT is worth if the yield is depressed to just 4%

  • R and R OP trade-buddy : In term of reits, invest in 1 which has good sponsor, management and property. Taking that into consideration, mapletree reits are the best ones out there. I also invest in SG banks for income. In term of capital gain, I invest in US stock market.

  • Roystonz : 10 years is long. I only started this journey last year. same as yours methodology, bank, reits and US.  regret sold my Dbs, unable to buy back at lower price, e.g 34. Hope it drop at end of the year after giving all dividend.

    I see my.. all sea of red. thought "at time low" it dropped even lower [undefined] fraser l&c. feel like adding Other maple counter, but no bullets also.

  • R and R OP Roystonz : I bought DBS at $19 during the covid days and I never gonna sell it as long as the dividend yield stays above 4%. All my reits are in red. I still buy reits bit by bit, taking advantage of the low price. At 6-7% dividend yield, they are too cheap to ignore. Again we need to buy high quality reits, not those poor ones like sabana or first reit.
