where are the stems from and I can just tell you from first hand experiences I owned a very large mortgage company we were a licensed lender broker. we had a network of appraisers that we would utilize the law says you need to give the client the option of choosing their own appraiser or their own title Company.. the vast majority of people don't have relationships with a title attorney or an appraiser. since many appraisers and title companies have to get approved in advance if you're acting in the capacity of a broker with the bank you're placing the loan with for underwriting and conditions to approve. you have a list of pre-approved appraisers and title companies that the banks accept.

an appraiser goes to the house they evaluate the collateral and they write a report and in it are comps which are comparable properties within a geographic distance there's a adjustments that are made to size age style of house location all in accordance with guidelines. the vast majority of time it's not an issue it's not an event.

however sometimes you get people that are so jaded they are so filled with contempt and hatred that they believe if anything doesn't go their way it's because you are a racist they play what is called the race card.

and I can tell you first hand that I've dealt with people over the years when I had my business that were extremely irate when the appraisal value came back and ultimately the complaint wound up on my desk and I'm speaking with the customer the client and they're calling me every name under the book telling me their rights are violated that the value of the property is a lot more than what I said it was. and people will file a complaint with the state division of banking. and many of them call the attorney general and file in a complaint put it in writing because they're miserable they think that everybody that they do business with it doesn't agree with them 100% is a racist.

and I can tell you first hand that after explaining that number one I didn't write the appraisal that you were given an option to choose an appraiser and we just need to verify their accepted by The lending institution where the loan would be placed if we're acting in the capacity of a broker. and number three because I've never been to your property I don't know the condition so it's a third party person that's regulated and licensed by the state that came to a conclusion and if you don't like what they say you are welcome to get an appraiser of your own choosing just give me the name in advance so we can verify the bank accepts their license and there's no problems with that persons valuations in the past they're not stretched. long story short this is what's happening with rocket mortgage you get a few people that are miserable that start crap and like a snowball goes downhill it works its way all the way up to the highest level and evidently that's what's happened here with rocket

I can tell you this company's been around for decades they have a sterling reputation and I was scratching my head yesterday why the hell this thing fell so much well this is why.

people need to understand that a business at the end of the day they're only concern is one thing making money green it's not a matter of the color your skin it's what can we do to get your loan closed to get you in that house or get you the cash you need make sure you're happy throughout the entire process so that you send us referrals that's the end game goal.

and I'll be buying more rocket now that I know this is the reason for the drop yesterday
