nothing wrong to kpkb but at the end of the day we should put things in perspective. risk free rate is 3.5 to 4%, that should put reits yield at around 7.5 to 8.5% based on risk premium of about 4 to 5% which was what the reits were yielding when interest rate was almost zero. I think we are not too far off from that now.

Hi, usually stocks are priced at a 2.5% dividend premium above the US treasury yield. Currently treasury yields are at around 4.3% so a dividend of 6.8% is expected from dividend stocks. This is not far from what MIT gives and it’s certainly less than what MLT and MPACT gives at current prices. So I think the price is about just right. Moreover, treasury yields are poised to drop later this year and throughout the whole of next year, and this would boost the demand for REITs and its price would rise.
