citizens Bank reported earnings we're short then you've got the FED not cutting rates and you have to understand that regional banks have a trillion dollars with a commercial loans on their books and most of these properties are sitting at a high percentage of vacancy and the true value of a commercial property is when it's generating a profit not a loss so the loans on these commercial properties were based four or five years ago pre-covid when they're running high 90% rented now many of them are 50 plus percent vacant so the asset value of say $100 million commercial property five years ago may only be worth $20 million dollars today and that's been the fear with buying regional Banks because they must have interest rates lowered so that the holders of these commercial properties have the ability to refinance at lower interest rates and since rates were not cut you see the result with the regional Banks
