Hello everyone, on the early morning of September 19, the Fed will announce an interest rate cut policy, which is undoubtedly a major bullish signal for REITs that rely more on crediting operations.
Many friends are not familiar with REITs. Let's make a simple analogy. REITs are like a large property leasing company that borrows from banks to purchase properties (such as shopping malls, office buildings, factories, etc.) and then leases them to earn rent. Therefore, REITs are very sensitive to bank interest, which is deeply linked to the company's profit margin.
Since the Fed began raising interest rates continuously from March 2022, up to a peak of around 5.5%, it not only drained global funds, but also significantly increased the operational difficulty of property REITs. Coupled with numerous small, medium, and large enterprises suspending operations, reducing business scale, layoffs, salary reductions, and working from home during the global epidemic, business owners have had to reduce the demand for office space, factories, warehouses, etc. The scale of property leasing demand continues to shrink, dealing a fatal blow to property REITs, which I believe everyone can understand by closely examining the candlestick charts of major REITs over the past three years.
Against this backdrop, the repeated signals of interest rate cuts released by the Fed this year seem to once again revive the spring of REITs. $REITs (LIST3047.SG)$
