Will there be a rights issue? NO.
As per the source below, LL has confirmed that the acquisition of JEM will be funded by debt / perpetual bonds only (without any rights).
Separately, to reward the manager of LL for successfully completing the acquistion of JEM, LL reit will pay the manager in the form of new LL shares (as opposed to cash). This is good for shareholders as the manager would have a higher stake in the reit, and their interest would be aligned with retail shareholders.
