Yasuda Real Estate Co., Ltd. (Location: Chiyoda-ku, Tokyo; President and CEO: Mamoru Yasuda; hereinafter “Yasuda Real Estate”) is a Shintora Yasuda Building operated by the company※1The building OS “DX-Core” provided by Shimizu Corporation (Location: Chuo-ku, Tokyo, President and CEO: Kazuyuki Inoue, hereinafter “Shimizu Corporation”) was introduced for the purpose of improving convenience for facility users and improving the efficiency of building management※2We will use it and start operating it as a smart building.

Also, the human flow analysis and management platform “Horai” of Scheme Verge Co., Ltd. (Location: Bunkyo-ku, Tokyo; Representative Director and CEO: Tatsuki Shonan; hereinafter “Scheme Verge”)※3In cooperation with DX-Core, the three companies will jointly conduct a demonstration experiment aimed at creating bustle.

① Establishment of a dedicated portal site

So that facility users and building managers can easily cooperate, we are planning to open a portal site to browse announcements in the building, make various applications, and operate air conditioning/lighting/blinds within tenants. In the future, functions will be expanded in response to user requests.

② Detailed service using DX/IoT

We will automate and visualize everyday building use by displaying the congestion status of toilets and smoking rooms, and automatically calling an ELV that automatically detects human movement with a camera. It aims to improve productivity in building operations and improve user convenience by linking with various facilities, devices, and applications via DX-Core.

Demonstration experiment to create bustle using human flow data

① Background of conducting demonstration tests

As remote work spreads through the COVID-19 pandemic, there are many companies that want to revitalize communication by coming to the office. Under such circumstances, building owners also want to promote the use of stores in the building and nearby to revitalize the inside of the building as an opportunity for people to come to work at the office, but in the past it was difficult to conduct quantitative policy studies and verification of effects. The goal of this demonstration experiment is to improve tenant satisfaction, promote the use of commercial facilities, and achieve regional revitalization, etc. by visualizing and analyzing the flow of people, etc. in smart buildings and surrounding areas and coming up with measures based on data.

Also, in the future, regardless of facility use, we would like to create bustle through policy collaboration with surrounding regions based on data, with smart buildings at the core, and aim to provide high value-added services that also contribute to regional revitalization.

② Contents of the demonstration experiment

In the Shin-Tora Yasuda Building and surrounding area, DX-Core and Horai are linked to acquire and analyze traffic data inside and outside the building, and the results are provided in real time via the DX-Core application and the Horai application. As a specific initiative, we are considering measures to provide digital stamp cards and coupon services to facility users, promote consumption in surrounding areas, and at the same time hold team building events for office tenants to increase the meaning of coming to work. Furthermore, it is assumed that data obtained through these measures will be used to search for effective methods by repeating PDCA for service improvements.

Furthermore, this demonstration experiment was applied for by Shimizu Corporation and Scheme Verge in the NEDO (National Research and Development Corporation New Energy and Industrial Technology Development Organization) grant project “Digital Infrastructure Development Project for Industrial DX/ Research and Development on Smart Building Infrastructure that Organically Combines People and Robots Systems”, and was selected to “create bustle centered on smart buildings by utilizing human flow data, such as human behavior history, etc., and verify motivation for regional activities We will promote it as part of the “business”.
