■Business description

1. Business content

Good Life <3796> develops cloud services for real estate businesses that smoothly advance real estate operations and transactions, improves work efficiency and productivity, and provides them as SaaS that can be used on a monthly usage fee/continuous billing basis (subscription). The company's business is a single segment of the cloud solution business, and it provides a distinctive service lineup according to the purpose of the business. These can be divided into “subscription” services provided as SaaS and “solution” services that support DX introduction.

The company plans, develops, and markets IT tools to accelerate real estate business in-house, and provides them to real estate companies that are customers as systems that improve productivity on the cloud. Real estate companies that are customers use it for each business of rental management, rental brokerage, and sales, and provide real estate services to real estate owners, property buyers, and rental occupants who are end users. The company acquires IT tool service usage fees from customers as monthly usage fees (subscriptions).

(1) Subscriptions

It is a service that provides business support systems required for real estate business as SaaS in the cloud, and it is the main service of the company group. Monthly usage fees from real estate companies that are major customers are the main sales. The advantages of customers using this system are that the system evolves constantly due to automatic system updates, so the latest services compatible with law revisions can be used at any time, there is no need to own hardware equipment, etc., and initial investment can be suppressed, and it is already used by many real estate companies, and standardization of operations can be promoted through the use of the system. The company is active in developing new services, and has a history of developing and releasing services one by one while incorporating customer issues and requests along with business expansion, and service content spans a wide range of services.

The company's applications for the real estate industry provide a wide range of services, from rental management to trading, and can be broadly divided into “business cloud series” and “real estate platforms.” The business cloud series consists of three main services: rental management cloud, rental cloud, and trading cloud. The “rental management cloud” functions as a core system for rental management operations, and while the “rental cloud” supports the process from vacancy recruitment to contracts, customer management and contract preparation are also possible. The “sales cloud” has functions for advertisement distribution of property information and preparation of contracts, and is compatible with multiple devices and portal sites. Meanwhile, services called “Good Life Square,” “Good Life Home,” and “Good Life Owner” are being developed on real estate platforms. “Good Life Square” streamlines the distribution of real estate information between traders and reduces the work burden on intermediaries by updating data in real time. “Good Life Home” and “Good Life Owner” are communication tools for residents and owners/management companies, respectively, and efficient income and expenditure reporting and settlement functions are provided through smartphone applications. These service groups promote digitalization in the real estate industry, enhance competitiveness within the industry and improve customer satisfaction by supporting efficient business execution among users.

(2) Solution

In addition to the initial setup of SaaS, the company group provides introduction/operation support services for a fee when introducing and operating SaaS. It also provides a service for contract development of SaaS peripheral tools, etc. for some customers. Depending on the size of the real estate company, there are many cases where sufficient IT human resources cannot be secured on the customer side, and generous support until operation has led to continuation of subscriptions and a decline in cancellation rates. By providing this service as a set with a SaaS subscription, it tends to increase in conjunction with new SaaS applications.

The company provides “solution services” using custom operation consulting “BPaaS (Business Process as a Service)” for individual needs that cannot be handled by subscription SaaS. By combining SaaS and BPaaS, we not only support real estate operations for customers, but also provide total support for more ideal DX.

(3) Examples of service implementation

The company's service introduction case for the fiscal year ending 2024/3 shows that introduction to a wide range of major industry players and leading regional companies has progressed. First, Marubeni Real Estate Management Co., Ltd. introduced the company's SaaS to manage property vacancy information, move-in applications, contracts, and customer information management operations in real time. With this system, work efficiency and unified management of databases have been realized. Also, in NTT Urban Value Support Co., Ltd., the fact that system updates are quickly reflected in the demand for quick response to law revisions was evaluated. NTT Urban Value Support boasts a track record of approximately 16,700 housing management units and an office/commercial management area of approximately 3 million m2, and supports the smooth execution of PM operations through the introduction of the company's SaaS. Stage Planner Co., Ltd. is a wholly owned subsidiary of Relo Partners Co., Ltd., and is developing a wide range of real estate businesses in 1 metropolitan area and 3 prefectures. Stage Planner introduced the company's SaaS to centrally manage rental management by combining multiple services. Additionally, as the only TSE listed company specializing in real estate rights adjustments, Sanseilandic (3277) evaluated efficiency of property, customer, and contract information management, law revision response, and operation improvement proposals, and adopted the company's system. In the university co-op market, the Waseda University Co-op Association and the Keio Gijuku Co-op Association introduced the company's SaaS, updated property information for new students and current students in real time, and strengthened smartphone support. Thus, DX is being promoted in response to the needs of the Z generation and the α generation.

Furthermore, implementation has progressed to leading real estate companies that develop community-based multi-store operations. Examples include Takara Rentax Group Holdings Co., Ltd., which has 21 stores in the Osaka/Hyogo area, Sanwa Housing Co., Ltd., which has 9 locations in northern Tochigi prefecture and central prefecture, and Winslink Co., Ltd., which has 11 stores in Kyoto prefecture. These companies have realized property vacancy confirmation, store visit reservations, centralized management of property/contract information, and real-time property information updates to improve work efficiency.
