On July 11, GeLongHui reported that Shenzhen New Nanshan Holding (002314.SZ) stated on their investor interactive platform that due to the increase of high-standard warehouses in Langfang City, there has been significant turbulence in the local storage logistics market, resulting in a significant increase in overall vacancy rates and greater pressure on operation. Rental rates and rent levels have also decreased, and it is expected that the downward trend in the market will be difficult to reverse in the short term. As of the end of 2023, the average utilization rate of Bao Wan logistics warehouse was 89%, rising by 1.8 percentage points year-on-year despite the decrease in market rental rates.
