Shanghai Bailian Group (600827.SH) announced on August 16th that Huaan Bailian Consumer REIT has completed fund raising on July 8th, 2024. The fund contract became effective on July 11th, 2024 and was listed on the Shanghai Stock Exchange on August 16th, with the trading code 508002. The fund is known as "Bailian Consumption" on the exchange market and as "Huaan Bailian Consumer REIT" in larger platforms.
Huaan Bailian Consumer REIT ultimately raised a total of 1 billion shares, with a distribution price of 2.332 yuan/share and a net fund raising amount of 2.332 billion yuan.
The sale of Huaan Bailian Consumer REIT consists of three parts: strategic allocation, offline sales, and public investors sales. The quantity of shares allocated for strategic allocation is 0.73277 billion, accounting for 73.277% of the total shares issued. Among them, the original equity stakeholder Shanghai Bailian Group Co., Ltd. subscribed for 0.3 billion shares, accounting for 30% of the total shares issued, while other strategic investors subscribed for 0.43277 billion shares, accounting for 43.277% of the total shares issued. The quantity of shares subscribed by offline investors is 0.18707 billion, accounting for 18.707% of the total shares issued, while the quantity subscribed by public investors is 0.08016 billion, accounting for 8.016% of the total shares issued.
This issuance of infrastructure public REITs will help the company transition from a traditional heavy asset operation model to a light asset development model, and create a complete closed loop of "investment, financing, construction, management, and withdrawal" for consumer infrastructure, achieving a self-circulating and benign development of heavy asset properties.
