Realgate <5532> announced its medium-term management plan (September 2025 - September 2027) on the 29th.

By expanding high-yield properties, Realgate aims to improve its operating profit and achieve a continuous 30% growth. The goal is to achieve a 5 billion yen operating profit in 7 years.

For the 17th term (September 2025), revenue plan is 9.5 billion yen, a 19.5% increase compared to the previous period. Operating profit is 1 billion yen, with an operating margin of 10.5%, a 30.4% increase in operating profit compared to the previous period.

For the 18th term (September 2026), revenue plan is 11 billion yen, a 15.8% increase compared to the previous period. Operating profit is 1.3 billion yen, with an operating margin of 11.8%, a 30.0% increase in operating profit compared to the previous period.

For the 19th term (September 2027), revenue plan is 13 billion yen, an 18.2% increase compared to the previous period. Operating profit is 1.7 billion yen, with an operating margin of 13.1%, a 30.8% increase in operating profit compared to the previous period.

Only acquired properties form the sales plans for 17th term at 100%, 18th term at 90%, and 19th term at 70%, with high achievement probability.

As for external factors, while factors such as rising construction costs, interest rate hikes, and environmental considerations (ESG) have a negative impact on the real estate sector as a whole, there are tailwinds for regenerative real estate. There is an increase in demand for real estate regeneration solutions transitioning from new construction development to revitalizing old properties.

The business strategy includes maintaining high occupancy rates (rent rationalization), acquiring high-yield properties (large ML and owned properties), continued planned buying and selling of owned properties, and expanding plans targeting new office demand (office + hotel, residences, event spaces, etc.).
