Us mortgage rates have breached 3% for the first time in three months.

Freddie Mac issued a statement on Thursday that the average interest rate on 30-year loans was 3.01%, up from 2.88% last week and the highest level since June 24.

Historically low borrowing costs, coupled with the demand for large houses during COVID-19 's epidemic, have contributed to the rise in house prices.

Sam Khater, chief economist at Freddie Mac, said that if interest rates continue to rise, it may help ease the rise in house prices.

"We expect mortgage rates to continue to rise moderately, which could have an impact on house prices, which slightly slowed the rise in house prices that rose last year," Khater said.

The average 30-year lending rate fell sharply in 2020, hitting a record low of 2.65% at the beginning of the year. It followed the 10-year Treasury yield all the way up.

The yield on the 10-year treasury note, which has been above 1 per cent since January, rose above 1.5 per cent this week for the first time since June.
