We are a rapidly growing high-end property management and urban operation service provider in China, managing a diverse portfolio of properties. In 2024, Jinmao Service launched a new “Rizhen” service product system to meet people's needs for a high quality of life, high-quality enterprise development needs, refined urban management needs, and green carbon reduction needs for economic and social development. It is committed to continuously expanding the refinement and sense of quality of services through continuous service design and stable quality management. In the list of the top 100 enterprises in the property industry published by the China Index Research Institute, Jinmao Service ranked 14th, and has been ranked first in China's high-end property service list published by Kerr & Rui Property Management for many years. Its quality service capabilities and comprehensive development capabilities have been recognized by the industry. Our history dates back to 1993, when we were founded as a subsidiary of China Sinochem Group Co., Ltd. (“Sinochem Group”) to provide property management services for properties developed by the predecessor of China Jinmao Holding Group Co., Ltd. (“China Jinmao”) and its subsidiaries in Beijing, China. Our controlling shareholder, China Jinmao, is a leading integrated property developer in China. Its shares are listed on the main board of the Hong Kong Stock Exchange Limited (“Stock Exchange”), stock code: 00817. Over the years, we have provided a full range of property management services for various properties, and have established a national business in China, with a special focus on high-end properties in core cities. As of June 30, 2024, our total contract area (“floor area”) was approximately 117.4 million square meters, covering 70 cities in 24 provinces, municipalities and autonomous regions of China. At the same time, we manage 582 property projects in China, with a total managed floor area of about 98.1 million square meters, including 380 residential areas and 202 non-residential properties. Our property management services cover a variety of property types, including residential complexes, commercial properties (mainly offices, shopping malls), and public properties (such as schools, government facilities and other public spaces). In addition to property management services, we also provide value-added services for non-owners, including on-site sales assistance, consulting, smart parks, household repair and other value-added services to property developers. We also mainly provide community value-added services to owners and residents of managed properties to meet their daily needs, mainly including: Mercure platform services, community living services, community space operation services and real estate brokerage services.
