Property management services - The Group provides residents, property developers and non-residential property customers with a wide range of property management services, including housekeeping services, order maintenance services, cleaning and greening services, repair and maintenance services, etc. The Group mainly focuses on residential services. With the diversified industrial development of China Evergrande Group (“China Evergrande”, collectively known as “Evergrande Group”, the Group's ultimate holding company) and the rapid growth in the scale of third party management, the Group will accelerate the diversification process of the company, covering residential, commercial, theme parks, health care projects, schools, hospitals, banks, government buildings, high-speed rail, airports, scenic spots, etc., and rapidly expand in the direction of urban public services. Community value-added services - The Group vigorously develops value-added community services, closely following residents' living needs, and creates full-cycle, full-chain, full-process diversified value-added services around the community development stage, family growth cycle and various scenarios of community life, including (i) community management services (including community group purchases, community space operation, etc.); (ii) community asset management services (including parking space leasing, real estate agency and sports and entertainment complex operation services, etc.); and (iii) community life services (housekeeping services, home improvement upgrades, etc.). Value-added services for non-owners - Value-added services for non-owners provided by the Group basically cover the entire process of real estate development and construction, mainly including (i) early property management services (including site management, site services and consulting services) during construction and pre-sale; (ii) pre-delivery services (including pre-delivery cleaning and acceptance services and delivery process assistance) after completion of development and delivery; (iii) repair and maintenance services during the property warranty period after delivery; and (iv) property transaction assistance services related to parking spaces and shops. On December 2, 2020, Evergrande Property was successfully listed on the main board of the Hong Kong Stock Exchange Limited (“Stock Exchange”), a new starting point for Evergrande Property to take off. Since its listing on the main board of the Stock Exchange (“listing”), Evergrande Property has received market attention and recognition. From January to March 2021, several investment banks published research reports, giving it a “buy” rating, with a potential huge increase; on March 15, 2021, Evergrande Properties was included in the Hang Seng Composite Index (large stocks).
