• 10baggerbamm OP : I certainly blew this one it completely reversed yesterday's out of nowhere so I apologize if people were waiting on me to tell you to buy it and you missed it it's my bad my mistake. everything I was looking at showed mid 80s but it's not an exact science..

• 10baggerbamm OP : I'm buying more this morning. we had a sector rotation it sucks you know in retrospect I should have sold it when it was over 14 it's just easier to drive when you're looking in the rear view mirror then going forwards so that's my mistake. you watch text rotate down for several months the minute now that we have a rate cut real estate rotated down certain utilities now are finally breaking we're seeing that this week we're profit taking it is coming out they're rotating down. but I believe that you're going to see some appreciation out of this ETF it will be a gradual accumulation. I think the bulk of the selling is done and people are going to begin to nibble at the real estate stocks that have come down as a basket in anticipation of further rate cuts this up and coming year which pal said quarter quarter so a half point more and ultimately these will be benefactors to the real estate sector so yes I'm holding and yes I am buying more today I still believe that we will see next year this leverage ETF high teens to low 20s

• 10baggerbamm 潜力股火热招商中 OP : well I mean unless you're planning on a nuclear war in which case it really doesn't matter there's no fundamental way to take the regional Banks down 90% from here in a declining rate environment any loans that they have made that were the potential at risk loans will be able to refinance much easier than at higher rates number one number two because people are going back to work in office buildings the risk asset of the commercial properties that they did make loans to they're now going to be going up in value versus where they were a year ago. and lastly all of the stress tests that they go and get held to were they verify the reserve ratio the money that they have sitting aside that they cannot invest to cover potential losses these banks are stronger today than ever in the past. so unless you got a red button on your desk where you're going to start a nuclear war there ain't no fucking way in the world that they're going down to eight bucks

• 10baggerbamm OP : I'm still waiting everything is still down ticking we were down 450 on the dowel right now down 710 and the banks keep setting new lows so I have not sold any puts yet obviously we're past 82 or 80.75 as of this message so I'm just going to keep my powder dry and see where we go..
  the 250 day is at $74.. at this rate we may test it this week.
  never going to hit the bottom you need to go in in $2 increments below the market when you're selling puts I still think 82 81 80 are entry points it may go a little bit lower.

• 10baggerbamm : citizens Bank reported earnings we're short then you've got the FED not cutting rates and you have to understand that regional banks have a trillion dollars with a commercial loans on their books and most of these properties are sitting at a high percentage of vacancy and the true value of a commercial property is when it's generating a profit not a loss so the loans on these commercial properties were based four or five years ago pre-covid when they're running high 90% rented now many of them are 50 plus percent vacant so the asset value of say $100 million commercial property five years ago may only be worth $20 million dollars today and that's been the fear with buying regional Banks because they must have interest rates lowered so that the holders of these commercial properties have the ability to refinance at lower interest rates and since rates were not cut you see the result with the regional Banks
