- Kuala Lumpur: CIMB Securities Research stated that the infrastructure development in Malaysia's Iskandar has sparked new demand, especially for industrial properties and datacenter (DC) development land.
The research firm mentioned that with improved connectivity, developers with strategic land banks in Iskandar Puteri have enjoyed strong sales in recent releases.
"We came out of the visit more convinced that the 'feel-good' factor generated by Johor's transformative landscape will eventually permeate Iskandar Puteri - the pulse of Iskandar Malaysia within the southern development corridor of Johor.
It stated in a note that this, in turn, has driven the recovery of real estate demand in Iskandar Puteri and its surrounding areas.
CIM Securities Research mentioned that there has been renewed interest in Johor's properties, initially concentrated in high-rise developments in JB city near the proposed Johor-Singapore Rapid Transit System Link (RTS Link), but has since expanded to other areas such as Iskandar Puteri.
It also believes that with new potential introductions, Malaysia's Iskandar is accelerating the pace of its local creative activities.
The ferry service between Singapore and Tuas will have a significant impact on the region.
At the same time, CIMB Securities Research stated that well-connected regions, industrial and datacenter drivers, as well as the ripple effect of the Special Financial Zone (SFZ), will also help increase the demand for property in Iskandar Puteri.
If implemented well, the company believes that the launch of Forest City SFZ and its various incentive measures will have a ripple effect on the entire IM region.
The state government also requires the SFZ to be included in the broader Johor-Singapore Economic Zone (SEZ).
Regarding stocks, we prefer Sunway Bhd and UEM Sunrise Bhd to tap into the rising prospects of Iskandar Puteri.
It further stated, "As the two largest landowners in IM, we firmly believe that Sunway and UEM Sunrise provide good leverage for the rising prospects of Iskandar Puteri, and if the proposed SEZ is realized as planned, there should be additional stimulus for these prospects.

According to CIMB Securities Research, the increasing demand for industrial and datacenter development land in the state has exacerbated this trend.
Following a recent visit to Iskandar Puteri with Invest Malaysia 2024, the brokerage firm expressed confidence that the positive factors generated by the transformation landscape in Johor Bahru will eventually permeate Iskandar Puteri, the heart of Iskandar Malaysia in the southern development corridor of Johor.
CIMB Securities Research stated, "This, in turn, is helping revive the demand for real estate in Iskandar Puteri and its surrounding areas."
The brokerage firm highlighted six convincing reasons supporting their viewpoint.
Furthermore, these include strong occupancy rates in new real estate projects, record sales prices for new developments, accelerated land reclamation activities, improved connectivity, industrial/datacenter development, and the ripple effects of the Johor-Singapore Economic Zone (SEZ).
It said, "Interest in properties in the state of Johor has been reignited, initially focused on high-rise developments near the proposed Johor-Singapore Rapid Transit System (RTS) link in JB, which has since expanded to other areas including Iskandar Puteri."
It added, "We are pleased to note that the recent launch in Iskandar Puteri has received positive feedback."
For example, it pointed out that the first 50 units released under Sunway Maple Residence@SCIP were sold out within two hours of their launch last month, while UEM Sunrise's three latest projects in Iskandar Puteri have been fully booked during previews over the past few months.
CIMB Securities Research pointed out that the landed units at Sunway Maple Residence (the first freehold project in SCIP) were sold at one of the highest price points in Johor, starting at 1.2 million ringgit per unit, 550 ringgit per square foot.
"In a significant sense, this may indicate an expanding demand for high-quality housing in Iskandar Puteri.
The research company stated, "This is particularly among expatriates working in Singapore and locals."
Furthermore, it pointed out plans to build a college and medical center in SCIP, which will make the green city more livable and vibrant, and may introduce new ferry services to and from Tuas of Singapore, greatly boosting Iskandar Puteri.
CIMB Securities Research further added, "The Johor government is finalizing a seamless local transportation network that will support the RTS Link scheduled to open in January 2027."
"In addition to the expansion of two major highways – the North-South Expressway and the Senai-Desaru Expressway – a new intersection will be completed at Gerbang Nusajaya, reducing travel time to Tuas Link from the current approximately 30 minutes to 15 minutes."
